Central London Accommodation Strategy PFI

The brief
Knight Frank was appointed to advise the Home Office on the rationalisation of their Head Office accommodation in London and relocation to a new bespoke fully serviced building within a PFI Project.
Key objectives and constraints
- The relocation of approximately 2,345 people in 800,000 sq ft of accommodation in Central London.
- The previous accommodation was disbursed within 6 buildings in the Westminster area.
- A single roof solution required, together with a modernisation of business practices and service delivery within a single PFI project.
Actions and outcome
Knight Frank worked with the Home Office to advise on all property issues of the project and the procurement of a new fully serviced head office building which is now fully functioning. This incorporated advice regarding the disposal of their existing freehold and leasehold accommodation, and the planning and development of the new building. The PFI project was signed in April 2002 following a lengthy negotiation phase with the preferred bidder. The Project won the ‘Best New Accommodation’ category of the 2003 PFI Journal PFI awards.
