BUPA, Staines office rent review

Location, size and uses

BUPA had a number of office buildings totalling nearly 110,000 sq ft in Staines with rent reviews over the last four years. Accommodation varying in size (from 12,000 sq ft up to 40,000 sq ft) and specification (ranging from centrally heated space with solid flooring to air conditioned space with raised flooring).

The brief

To provide strategy advice and initiate individual rent reviews at appropriate times to secure lowest rental values.

Key objectives and constraints

Knight Frank inspected, measured and reported on key issues prior to progressing rent reviews with the various landlords’ agents, securing the lowest rental settlements and arranging documentation.

Actions and outcome

A number of nil uplifts were secured and in the one instance where there was justification for the rent was to be increased, care was taken to ensure that adverse evidence was not created to impact on future rent reviews.
