Whyteleafe Hall is situated in the Tandridge district in the County of Surrey on the southern border of the London Borough of Croydon. Whyteleafe lies within the northern tip of the Bourne Valley, an area that accommodates some 1,500 businesses ranging from sole traders to multi-national companies. Tandridge district has a wide range of opportunities for leisure and recreation with attractive countryside, conservation areas, nature reserves and places of historical and general interest. Just under a third of the district is open space or woodland. Shopping facilities are located in Caterham and Oxted in addition to local shops in the commuter towns of Whyteleafe and Warlingham and the villages of Godstone, Limpsfield, Lingfield, Smallfield and Tatsfield. Whyteleafe itself is predominantly a commuter settlement but does provide for local employment at the modern Whyteleafe Business Park.

The town is served by two railway lines and the A22 trunk road. Croydon (5.8 miles) and central London (15.3 miles) are both easily accessible by road. The M25 motorway is accessed at junction 6 (4.5 miles) from Whyteleafe by the A22 dual carriageway. London Gatwick airport lies 16 miles to the south of Whyteleafe.

The property is located near the top of Whyteleafe Hill, which rises steeply to the west of the town and leads towards Caterham. It lies adjacent to Kenley Aerodrome to the west and Kenley Common to the north. The immediate locality is characterised by predominantly inter-war housing, interspersed with some small business premises, local shops and community facilities.
